Dues / Financials
Dues: $200/month for 11 of the 12 units. The dues are $175/month combined with a special assessment of $25/month. One unit, #9, paid their special assessment in advance and their monthly dues will remain $25 less/month until the loan is paid in full in 2029. Effective 1/1/26
$500 New Owner Assessment for Buyers Due at Closing
Animal Waste Policy. $15 per month, per Animal that utilize outdoor, Common Elements. Inside Animals are excluded from the Policy.

The monthly dues that are paid to the Association go towards the following:
- Management
- Homeowners Liability Insurance and D&O
- Maintenance and repair of:
- Foundations & Crawlspaces
- Siding
- Roof, Soffit and Fascia
- Gutters
- Common HOA Fence
- The yards and landscaping
- Irrigation system
- Snow Removal
- Parking lot and Sidewalks
- Trash
Owner Responsibility:
- All exterior doors and windows
- Cooling Units/Evaporative Coolers
- Exterior Water Spigots
- Domestic Water & Sewer
