Break Down: Dues at $210.00 Loan Payment $105.00
Loan/Special Assessment: There is a loan that all Owners pay/contribute toward, which is included in the monthly dues/assessment. 

One-time Special Assessment of $250.00/unit/owner that is due August 1st, 2025

Loan Payment: $105/owner/month
Association Dues are $210/owner/month
Total Monthly Assessment: $315/month

New Owner Assessment: $500 for Buyers Only Paid at Closing

Once enabled, the payment portal allows members to view their ledger, make a one-time payment, or schedule automatically recurring payments.

In accordance with HB 25-1043, the HOA is required to request an updated email address and cell phone/telephone number for contacting the owner of the unit concerning dues collections.  Email HOAServices at contact@hoaservicesco.com.

What Dues Cover: The HOA is Responsible for Common Exterior Maintenance:

  • Stucco/siding
  • Roofing
  • All Common Area Maintenance
    • Including Common landscaping within the HOA; lawns, trees and shrubs
  • Domestic and Irrigation Water/Sewer
  • Master G/L and D&O Insurance
  • Filing Annual Taxes; DORA; Secretary of State
  • Management Fees
  • There is also a monthly special assessment to pay for the roofing and stucco loan in effect until 2031.  Once the loan is repaid, dues will reduce $105/month.

Member/Owner Responsibility:

  • Maintaining their foundation/s and crawl spaces
    • Including keeping spaces free of mold. If water damages the stem walls or foundations, the Owner of the unit where the leak originated is responsible for repairing/restoring any and all units impacted by moisture/leaks.
  • Exterior water spigots and any damage water creates from them from negligence or misuse.
  • Windows and all doors.
  • Decks and patios:
    • Owners/Members shall maintain their decks so they are not a danger to themselves or others.
  • Owner section/s of exterior fences.
  • Pest terminations.
  • Cooling units and their maintenance. If a cooling unit damages the roof from leaking, the Owner/Member shall pay the cost of repairing the roof or siding/stucco.
