Monthly Dues: $225.00 
Siding Special Assessment (SSA) of $75/month effective March. 1, 2025 (2025 - 2035)

At the Oct. 24, 2024 Annual Meeting, the owners approved a one-time Siding Special Assessment (SSA) of $7,900.00/unit.  Some owners have elected to pay the full SSA by Jan. 1st, 2025.  For those who do not pay it in full by this date, the SSA will be $75.00/month/unit in additional to monthly dues = $300.00/month/unit.

Loan Maturity Date: 2/5/2035

Late after 30 days. Late fee of $15.00 per month

Short-term Rentals are prohibited in this Association, in accordance with the Declaration, Section q, pg. 6.

  • Exterior Common Elements: Roofing; Siding; Trim; Gutters; Landscaping; Parking Lot; Common Fences; Sidewalks/Stoops and Landings of Front/Common Areas; Exterior Awnings
  • Water/Sewer/Trash
  • Annual Registration with DORA and SOS
  • Tax Preperation and Filing with IRS
  • Association Managment and Covenant Enforcement
  • Master Insurance Policy: G/L and D&O

Owner/Resident Responsibility

  • Evaporative Coolers/Heating/Cooling
  • Windows/Skylights/Points of Egress/Doors
  • Sheds/Out Buildings; Rear Patio/s
  • Exterior Water Spigots
  • Crawl Spaces and Attic Easements/maintenance
  • Flowers not located in Common Spaces
  • Concrete/Steps in back yards/Limited Common Elements
  • Fences in Limited Common Areas and behind Units that are not Common Elements
