Dues:
$265.00 per Month for Peaks at Redlands Mesa Sub-Association, effective July 1, 2025
Special Assessment of $1,230.00 Update: The Special Assessment (SA) for painting Building 382 (in the amount of $1,230.00) is due July 1, 2025. The Board has approved setting up a repayment plan for all owners to pay the SA over three months, if/as needed. This means the SA is due 7/1/25, but if you reach out to HOAServices to set up a repayment plan by 7/1/25, the SA can be made in three installments of $410.00 and as long as the entire amount is paid in full by 9/30/25. Late fees will accrue on/after 10/1/25.

In accordance with HB 25-1043, the HOA is required to request an updated email address and cell phone/telephone number for contacting the owner of the unit concerning dues collections. Email HOAServices at contact@hoaservicesco.com.
What Do My Dues Cover?
- Exterior maintenance, including roofs, siding, painting
- All common landscaping
- Snow removal on common sidewalks and parking lot
- Master GL Insurance Policy
- HOA Management
- Redlands Mesa Master Association $500 annual dues are paid from the monthly Peaks' dues (included)
What Owners are responsible for paying:
- Owners pay all their own utilities: water, sewer, trash, and electrical
- Owners maintain and own their own cooling units
- Owners maintain all glass surfaces, including windows and doors
- Exterior light bulbs to their unit
- Screens
- Decks
- Hatches
What do my Redlands Mesa Master Association Dues Cover? (Included in the monthly Peaks' dues)
- Eight (8) miles of maintenance for trails and common area sidewalks
- landscaping throughout the Master common areas
- General Liability insurance for Master Association
- Security/Monitoring on common entrances and exits
- Snow removal on common areas
- Irrigation and domestic water for common areas
