Rental Agreement: A new $150 rental/move-in assessment policy starts February 28, 2026.
Due within 10 days of any new lease or tenant move-in; failure to notify the Association results in a $300 fine per incident.

Once enabled, the payment portal allows members to view their ledger, make a one-time payment, or schedule automatically recurring payments.

In accordance with HB 25-1043, the HOA is required to request an updated email address and cell phone/telephone number for contacting the owner of the unit concerning dues collections.  Email HOAServices at contact@hoaservicesco.com

What is Covered in Your Dues?

The monthly dues that are paid to the Association go towards the following:

  • The Association's Liability Insurance and D&O
  • Maintenance of Exteriors:
    • The buildings: roofs, siding, gutters, soffits, and fascia
    • Common grounds landscaping
    • Improvements and other general common elements (not including interior of units)
  • HOA pays for domestic water, Common area sprinkler water, insurance on common areas, Sewer, Trash, HOA exterior lights at the entrances to the HOA, Electricity for the Pump House Park, and the two lights in the Main Park.
  • Limited snow removal when needed in parking lots, as directed by the Board.
  • 2 parking spaces
  • Management Fees
  • Map of HOA Fences covered by the Association

HOA Does Not Maintain: Windows, exterior doors, skylights (leaks/repairs through these areas), water spigots, Hot Water heaters, Cooling units or cooler lines, exterior lights attached to units, crawl spaces, foundations, and sidewalks that start at the front stoop and lead/connect to perpendicular Common sidewalks. 

Important: All owners must inspect their foundations as they are responsible for all repairs to their portion of their foundation in/under their unit!
