Dues / Financials

Dues: Varies by unit (square feet) per month.  Effective Jan. 1st, 2026

$136.69 per month for 707-922 square feet units

$178.45 per month for 923-1136 square feet units
$219.82 per month for 1137 square feet or larger units

$700 New Owner Assessment for new Buyers, Due at Closing

Special Assessment: A special assessment of $1,700.00/owner/unit is due by 6/15/2025.  The special assessment applies to all HOA units.  This assessment is to complete repairs/replacement of two roofs located at 1212 and 1214 Walnut Ave. 

There will be additional special assessments each time roofs are replaced in the coming years from 2025 - 2031.  This information is for budgeting only at this time.  The next special assessment will be in 2027 and bids will be obtained at that time to determine the amount of the assessment in the year roofs are repaired.

2025: Roof replacements at 1212 & 1214 Walnut Ave

Pet Policy: All Owners Must Notify HOAServices if they or their Tenant Owns a Pet that Utilizes the Outdoor Areas!  $25.00/Month Pet Clean Up Fee is Charged to all eligible Pet Owners that Use the Exterior Common Spaces.  Failure to report a pet will result in a $250 automatic fine.

Once enabled, the payment portal allows members to view their ledger, make a one-time payment, or schedule automatically recurring payments. 

In accordance with HB 25-1043, the HOA is required to request an updated email address and cell phone/telephone number for contacting the owner of the unit concerning dues collections.  Email HOAServices at contact@hoaservicesco.com

What is Covered in Your Dues?

The monthly dues that are paid to the Association go towards the following:

  • Management
  • Homeowners Liability Insurance
  • Maintenance, repair, replacement of limited common elements (as defined: porches, building overhangs and patios)
  • Exterior maintenance on all buildings
  • Maintenance and repair of all: streets, curbs, sidewalks, and automobile parking spaces
  • W/S/T utility
  • Common area landscaping
  • Trash enclosures
  • Annual Registration of DORA and SOS
  • Annual Tax preparation and filing with IRS

Owner Responsibility: 

  • HVAC/heating & cooling, water heater, all interior utilities, appliances, personal items
  • All points of egress: window/s, door/s, screens, etc.
  • Exterior maintenance of decks if damaged by the owner/resident/guests
  • All limited common elements that only the owner/resident/guests utilize and are not shared in common by all owners
