About Us
HOAServices proudly manages and partners with all types of Associations, from some of the largest condominium associations on the Western Slope, to both residential and industrial/commercial HOAs.
We support a full Maintenance team for those HOAs that need both regular maintenance and after-hours emergencies. To date, HOAServices is the only HOA management company in the Grand Valley with 24-hour on call/tech support to deal with after-hours emergencies.

What can we do for you?
Although we offer a range of products, we are a full-service management company. Our monthly management fee includes all these services with no surprises: accounting, bookkeeping, deposits, payment of bills, billing for HOA dues, collection of delinquent assessments and a monthly financial status report provided to Board Members through our system portal. We provide covenant compliance that includes receiving notice from the residents, the Board and/or a Violation Committee of the Association and following the Association’s Covenant Enforcement Policy for curing all notices and violations. We offer once a month violation drives through your community for a higher rate.
We prepare the annual HOA budget, as well as the entire packet for your annual meeting, including the notice, proxy, ballot, agenda, budget and summary. At the annual meeting (location of your choice; there are public spaces availabe), we record the minutes and prepare a draft for the board to approve. Afterward, we post the approved minutes on our website. For annual meetings, we schedule between September (autumn) and May (spring), nine months of the year, Monday through Thursday, from 9 AM – 3:30 PM and must be concluded by 5 PM. An online link for a Zoom/offsite attendance can be included for those who cannot attend in person. One option for a meeting place is the Bray Ed Center (BEC). Their rates are subject to change, but currently charge $50/meeting. If an Association needs their Annual Meeting scheduled in the evening or on a weekend, HOAServices, in accordance with our contract, charges an additional fee. There are no additional fees for Annual meetings scheduled Monday through Thursday, between 9 AM – 3 PM.
HOAServices provides all documentation for sellers, buyers, lenders, title companies and realtors. We will add your Association to our website (www.hoaservicesco.com) or link your current site to our HOA Management site, and will also update your Association’s website with any annual meeting minutes, as well as monthly income statements, balance sheets, your CC&Rs, by-laws, Articles of Incorporation, and Policies/Procedures. Every year, our team registers your HOA with the Department of Regulatory Agency—DORA and we also ensure your Association is current with the Secretary of State. We also work with a local legal firm to help facilitate any legal issues your HOA may encounter, but always defer to the Board of Directors for their attorney/s of choice when legal services are needed for the HOA. Legal expenses are paid for by the HOA and are not a part of the monthly management fee. We also hire a CPA to prepare and file your Association’s taxes each year. The cost of the prepping and filing your Association’s taxes is paid separately by the Association. No fee is charged if the Treasurer of the Association prepares and files the HOA’s taxes.
In Colorado, every Association must be compliant with the Colorado Common Interest Ownership Act (CCIOA), which stipulates that all Associations have the Nine Policies and Procedures for Effective Governance in place to collect dues, enforce covenants and resolve disputes among members, among other governing rules, per C.R.S. 38-33.3-209.5 (i-ix). If your Association does not have these Policies drafted or in effect, we can facilitate the implementation of these Policies by directing your Board to an HOA attorney or by completing these policies in house, through HOAServices, Inc.

"HOA Services has a group of dedicated professionals to help with the administration of your HOA.
Our Board has been in in the process of transitioning from Declarant to non-declarant status. We have been in the process of re-writing our CCR’s, Bylaws and Policies and Procedures to reflect that change as well as being compliant with the current legislative statues. We have been guided through that maze and are in the process of finalizing the documents to be sent to our homeowners. HOA Services has been there to help with the many questions that have arisen during this process and provided advice based on the current legislative statues.
We are fortunate in that we didn’t have many delinquent accounts. HOA Services has worked with our homeowners who were having difficulties in paying their monthly dues and we are currently 100% delinquent account free.
HOA Services has also helped with communicating to our homeowners by forwarding letters on our behalf to our HOA members.
