HOA Dues Increase Notice

At the April 16, 2026 Annual Meeting, the Association’s budget was presented and discussed with homeowners. Following the meeting and in accordance with the Association’s governing documents, the budget was adopted with a 10% increase in monthly dues.

Effective June 1, 2026, HOA dues will be $275 per month.

This adjustment reflects the Association’s ongoing operating needs, including addressing deferred maintenance and strengthening reserve funding.

The Board will continue to evaluate expenses and prioritize projects in the best interest of the community.

DROUGHT RATE NOTICE

Clifton Water District has implemented temporary drought rates effective June 1, 2026. Water usage above the minimum allocation is now billed at 2 to 3 times the normal rates.

To help reduce costs, the HOA has reduced common area irrigation by approximately 50%. Residents may notice some grass areas are less green than usual during this period.

Homeowners are encouraged to minimize water usage, limit outdoor watering to the hours of 10:00 PM to 6:00 AM, and promptly address any leaks or irrigation issues.

If water usage is not reduced, HOA water expenses could increase by up to $8,000 per month.
